See how your property compares with the market.
Compare your ADR, occupancy and RevPAR with a market benchmark to estimate where a potential revenue gap may exist.
Property vs. Market
Revenue opportunity is evaluated using ADR, occupancy and available nights.
Results are based entirely on the values entered into the calculator and should be treated as a directional benchmark rather than a revenue forecast.
Your numbers. Your market.
Enter your current property performance and a relevant market benchmark. The calculator compares the two using the same RevPAR-based framework.
Enter your property and market information to calculate a directional revenue benchmark.
Shown separately and not substituted into the RevPAR-based calculation.
This calculator provides a directional benchmark, not a revenue forecast or guarantee. Actual performance can vary based on availability, seasonality, booking pace, events, restrictions, listing quality and operating strategy.
Market ADR and occupancy can come from tools such as AirDNA, PriceLabs or another relevant benchmark. BluePeak can also review market positioning as part of a Free Revenue Audit.
Simple math. Transparent assumptions.
The calculator does not apply a hidden percentage uplift. It compares your property with the market benchmark you provide using ADR, occupancy, RevPAR and available nights.
Calculate RevPAR
RevPAR combines rate and occupancy into one measure of how effectively available inventory generates revenue.
Estimate Annual Revenue
RevPAR is multiplied by the number of nights the property is actually available for booking.
Compare the Difference
The market-aligned revenue estimate is compared with the property’s modelled revenue to show the directional gap.
The calculation assumes the ADR and occupancy values you enter are representative of the same period. For the most useful comparison, use market benchmarks that match the property’s location, property type and reporting period as closely as possible.
What the calculator doesn’t know.
ADR and occupancy are useful starting points, but they do not explain every reason a property may outperform or underperform. Revenue strategy depends on the details behind the numbers.
Booking Pace
Whether future dates are filling too quickly, too slowly or at the right pace for the market.
Lead Time
How far in advance guests are booking and whether pricing is aligned with the property’s booking window.
Minimum Stays
Rules that may protect high-demand dates or unintentionally block otherwise bookable demand.
Calendar Gaps
Orphan nights, awkward stay patterns and availability gaps that can reduce sellable inventory.
Seasonality
Demand can shift sharply by month, weekday, weekend and local travel season.
Events & Compression
Holidays, festivals and major events can create pricing opportunities that annual averages cannot capture.
Listing Positioning
Photos, title, reviews, amenities and conversion can materially influence achievable ADR and occupancy.
Availability
Owner blocks, maintenance and operational restrictions can change the true revenue opportunity.
A market benchmark can indicate that a gap exists, but it does not prove that every property should reach the same ADR, occupancy or revenue. Property-specific context determines what is realistically achievable.
The calculator shows the gap. We look at what may be driving it.
A BluePeak Revenue Audit goes beyond the headline numbers to review pricing position, calendar structure, market context and potential revenue friction at the property level.
The audit is a property-level review, not a guaranteed revenue projection. Findings depend on the information available and the property’s market context.
